Why Most Balconies Leak (and How We're Building One That Won't)

Jordan Smith, a design builder with Smith House Company, walks through how his team waterproofs a balcony that sits over a master bedroom at the Pool Canyon project in Hudson Bend. He admits balconies are a risky design choice, so the approach layers several protections. The deck is sloped like a shower floor to push water toward the edge and scuppers, and a deep roof overhang shields most of it from rain. A continuous fiberglass membrane is bonded to the surrounding sheathing, forming a sealed barrier. Tile floats on a pedestal system with open joints, so any water that gets through drains freely.
