Subcontractor Management: Keeping Trades Out of Each Other’s Way
Mike Conneely of Greenside Design Build walks through subcontractor management on an active custom home site. He explains how sequencing trades keeps stucco, landscaping, insulation, and pool crews from getting in each other’s way. When scaffolding blocks drainage work at the back of the house, he shifts his small stucco crew there first so the landscapers can finish. In the meantime, the landscapers move on to retaining walls. Connolly notes that three or four trades at once is a workable balance. He also points to a shrinking pool of qualified tradespeople, which makes clear communication and a well-organized schedule more important for general contractors.
