Sports Barndominium Update | 5 HVAC Units, Gym Prep & Rough-Ins | Texas Best Construction
Welcome back to the Sports Barndominium! It is a muddy mess out here, but the progress inside is incredible. In this update, Josh Helm takes you through the "Good, the Bad, and the Ugly" of building a custom gymnasium barndominium.
We are deep in the rough-in phase, meaning mechanicals, electrical, plumbing, and fire sprinklers are all getting dialed in before we cover up the walls. This is one of the most complex builds we’ve done, involving massive coordination between systems—especially in the attic where we’ve packed in 5 HVAC units!

- Gymnasium Progress: Prepping for the basketball court, installing 4 Macro Air HVLS fans, and setting up automatic shades for the glass garage doors.
- Locker Room Tech: How we are using Quieture noise dampening to keep the gym sounds isolated from the living quarters above.
- The Attic Tour: A look at the massive HVAC setup, including 5 condensers, ERV manifold systems, and 3 whole-home dehumidifiers squeezed around steel beams.
- Pro Tip: How we are using the EZ Tongue and Groove Hanger to install the pine ceilings efficiently.
- Exterior Details: A look at the retaining wall prep, moving the main entrance, and our specific roof waterproofing method using full peel-and-stick ice and water shield under the standing seam.
