Monopoly Framing Early Process: Roof Decking, Insulation, and Blower Door Testing
Jordan Smith, a design builder with Smith House in Austin, Texas, walks across the roof of a house under construction to show monopoly framing at an early stage. The wall and roof sheathing is wrapped in a single taped layer that serves as the air barrier, water barrier, and structural sheathing, so the rafters stay short and don’t poke through the wall. Over-rafters and a second layer of roof decking sit above, creating large overhangs and a vented cavity beneath the standing seam metal roof. Exterior insulation overlaps the insulation below to limit thermal breaks. Smith also explains how blower door testing at several stages helps track airtightness.
