Hybrid Barndominium Framing Update in Perrin Texas | Texas Best Construction
In today’s video, we’re out in Perrin, Texas, checking in on a dual-structure hybrid barndominium build that shows off some of the best craftsmanship and design detail we’ve done to date.
This property features two separate barndominiums — the main home and an additional efficiency-style living quarters — each designed for multi-generational living, smart use of space, and true country comfort.
The main barndominium includes approximately:
- 2,000 sq ft of living space
- 600–700 sq ft garage
- 500 sq ft of porch space
With a steep 8/12 roof pitch, this structure stands out both visually and functionally, offering impressive volume and ceiling height.
The hybrid steel and wood framing approach provides exceptional strength and flexibility—showcasing how post-frame and steel-frame systems can work together to create a durable and efficient custom home.
In this walkthrough, our framers are in full swing:
- Infilling with 2x6 studded walls
- Sealing transitions with ZIP System sheathing
- Prepping for spray foam insulation
We also break down key technical details, including how ZIP sheathing bonds, why tape rolling is critical for warranty and airtightness, and how we transition air sealing between steel and wood structures.
Behind the main home, there’s a 500 sq ft efficiency barndominium featuring:
- Full bathroom
- Laundry area
- Open-concept kitchen and living space
This secondary structure connects to a 40x60 shop with tall ceilings and dual large bay doors—making it ideal for multi-generational living or a fully functional guest house.
We also cover site elevation, retaining walls, and the grading challenges unique to this property—highlighting how thoughtful planning and solid engineering play a critical role in every build.
From rolling ZIP tape to framing precision, this video is a deep dive into what makes our hybrid builds both beautiful and built to last.
Whether you’re planning a shell-only barndominium or a full turnkey project, this walkthrough gives you a true behind-the-scenes look at the process.
