Don't Build Pony Walls Without This 3/16" Trick

We're back on the job site setting exterior and interior pony walls, establishing control points, and prepping our floor system before the floor joists go down! In this episode, we share a key framing change: instead of installing partial pony walls and running a rim board on top, we're framing our pony walls all the way up to match the back mudsill—eliminating the rim joist altogether for a stiffer, flatter structure.

Kyle and the team set control points across all our concrete step-downs using the laser level, allowing us to cut custom stud heights and keep our double top plates completely flat across 44 feet.

• Post and Beam Detail: Bridging rock wool insulation with widened footings, extra rebar, and custom post-installed Simpson Titan anchor bolts with 3x3" galvanized bearing plates.
• The Secret to Dead-Flat Pony Walls: How setting the center stud 3/16" higher than the string line accounts for line sag and planes out long wall runs.
• Precision Layout: Offsetting spirit levels 3/4" to center top plates, stacking 24" O.C. stud layout with floor joists, and using foot-holds and hammer pops for fast, accurate toenailing.
• PWT Treated LVL: Why we use continuous engineered LVL mudsills (no checks, cups, or splits) and how we pin them down using the Max HN120 high-pressure concrete nailer.
• Rain & Moisture Management: How we handle trapped rainwater on top of vapor retarders/soil gas barriers using drain holes and high-performance sealing tape.
