4,500 sq ft Under Roof With a Dog Shower, 3 Bed 2 Bath
Build Show Live 2026 Registration
A hidden room under the stairs, an island on casters, and a built-in dog shower — inside an 1,850 sq ft hybrid barndominium in Mabank, Texas.
Josh and Brandy Helm walk this finished Texas Best build room by room. Three bedrooms, two baths, a 1,250 sq ft attached shop, and 1,400 sq ft of wraparound porch — more porch than a lot of people put under roof at all.
The great room opens to a vault with stone carried all the way to the ceiling, a smooth Lueders hearth, and a mantle painted Iron Ore to match the coastal-plain green cabinetry in the kitchen. That kitchen island rolls: it's mounted on casters so it can be moved when the room fills up, and it's built out with a paper towel drawer, a custom silverware holder, and pull-out bins. The corner pantry has a stain-grade top and power run inside it, so the mixer and toaster stay stowed instead of living on the counter.
The primary suite runs 18x14 under 10 ft ceilings — the larger eave height on a hybrid build is what makes both those ceilings and the overhead bonus storage possible. It flows through double doors into a bathroom with a frameless walk-in shower and bench, a separate tub area, then straight into the closet, which connects directly to the utility room. The dog shower sits off that utility room, with pull-out steps for older or heavier dogs.
The 1,250 sq ft shop is air conditioned, sealed with closed-cell spray foam, and fitted with three insulated commercial doors. Behind the stairs is the hidden room — a safe room carved out of what's usually dead volume.
